Sex for Rent is Illegal: DOJ Sues Westland Landlord for Fair Housing Violations | The Cromer Law Group PLLC

A new federal lawsuit filed by the U.S. Department of Justice (DOJ) has shone a spotlight on a despicable practice that is all too common: landlords using their power over housing to sexually harass and exploit vulnerable tenants.

On December 2, 2025, the DOJ filed a complaint in the Eastern District of Michigan against William Aaron Asper, a landlord operating residential properties in Westland, Michigan. The lawsuit alleges a years-long pattern of outrageous conduct in violation of the Fair Housing Act (FHA).


According to the government's complaint, Asper subjected female tenants to severe sexual harassment, including:

  • Demanding sexual favors in exchange for housing benefits like reduced rent or necessary repairs.

  • Threatening to evict tenants who refused his sexual advances.

  • Making unwelcome, sexually explicit comments and engaging in unwanted physical touching.
